How does the service work?

Stage 1 – The Brief
First, we listen to what you want and why.

Second we confirm with you your checklist of “must haves” and “must not haves”.

Third, we agree the budget parameters with you – including all the purchase costs and potential costs of modifications and improvements.

Finally, we agree with you your ideal timetable for completion of the purchase. This will take into account any subsequent time required for post purchase works.

The time spent on the detail at the briefing stage is crucial to help us to ensure you achieve your objective and will save countless wasted hours once the search process starts.

Stage 2 – The Search Process
The time required for this stage will depend on how exacting your requirements are.

We will search the target market on your behalf, discuss potentially suitable properties with the owners, agents and developers to produce a carefully filtered short listed selection of properties which fulfil your brief.

This will be visually presented to you for your initial consideration, comments and feedback.

Any properties which you feel do not meet your requirements will be filtered out to produce a shortlist of properties you wish to view.

Stage 3 – Viewings
We will arrange convenient viewings and accompany you on first viewings and on subsequent viewings of those properties of particular appeal.

Stage 4 – Purchase Negotiation
Once you have decided on your ideal choice we will negotiate with the owner on your behalf to achieve the best possible deal for you.

If your purchase decision depends on the feasibility and cost of carrying out major modifications to the property, we will assist in obtaining specialist advice and building estimates.

Stage 5 – Completing the purchase
Having agreed the purchase we will liaise with your lawyer (we can recommend you to a number of excellent local lawyers if you wish) to progress your purchase smoothly through to completion.

Stage 6 – After Sales Service
Once the property is yours we are on hand to help and advise with the many aspects necessary to personalise your new home.

Our network of specialist local contacts can provide such professional services as:

  • Building improvements (link with new man website – building section)
  • Decorating
  • Furnishing
  • Landscape gardening
  • Security installations etc.

Everything you may need to turn your new purchase into your very own dream home in the sun.

What does the service cost?

This is a service we tailor-make to each individual client’s requirements. Even so, there is NO CHARGE for the initial briefing stage.

Beyond that, we would normally expect to negotiate a standard commercial commission from the property vendor.

Should this not be possible or if we are required to invest exceptional time and expense in helping you achieve your objective, we would expect to agree with you a commercial buying commission plus reasonable, expenses – this would be negotiated and agreed with each client on an individual basis.
